Disclosure Menu Overview
The Disclosure menu centralizes disclosure tasks—preview key documents, manage cost details, review transactions, view cash to close, update service providers, track COC changes, and monitor compliance in one place.
ℹ️ Note: Access to the Disclosure section can vary based on your role, the loan’s status, or your permission settings. If you don’t see the option or the Edit pencil, contact your system administrator for assistance.
From a loan file, click Disclosure on the left menu.
Disclosure Action Buttons
At the top of the Disclosure tab, you’ll see a row of Disclosure Action Buttons. These buttons allow you to quickly view disclosure documents, and the Send Disclosure Document button lets you send disclosure requests through your integrated doc service provider.

Preview Loan Estimate – Opens a PDF of the loan estimate.

Fee Worksheet Summary – Opens a PDF of the itemized fee worksheet.

Preview Closing Disclosure – Opens a PDF of the closing disclosure.

Send Disclosure Document Action– Opens the Send Disclosure Request window, allowing you to send disclosure forms through your integrated doc service provider (e.g., DocMagic, PPDocs, IDS Docs, DocuPrep).

Cushion Details – Opens the cushion calculation schedule.

Compliance Testing Details – Opens compliance details.

Amortization Schedule – Opens the amortization schedule..
When a PDF opens, click the Download button inside the viewer to save a copy, or use the Print option to print or save as PDF.
Disclosure Section Menu
Directly below the Disclosure Action Buttons, you’ll see the Disclosure Section Menu. Each link jumps to a section within the tab, highlighting the selected area.

Cost Details – Itemizes origination charges, service costs, taxes, prepaid amounts, and total closing costs (Closing Cost Details Sections A–J).
- Edit, add or delete fees, and apply fee indicators (APR, QM, Fin, BC, SR).

Summaries of Transactions – (For purchase loans) Enter and review borrower’s and seller’s transaction summaries.

Payoffs and Payments - (For refinance loans) Enter and track payoffs and payments for refinance transactions.

Calculating Cash to Close – Shows Estimated vs. Final Cash to Close and any changes.

Loan Estimate Additional –Enter and track key loan estimate details such as disclosed APR, estimate and lock dates, delivery method, and re-disclosure history.

Loan Disclosure Additional – Enter and track disclosure details such as APR, closing and funding dates, first payment date, CD order type, and related document tracking.

Custom Fields – Enter or review additional data fields required by your company.

All Service Providers – Enter and manage all providers linked to the loan.

Key Service Providers - Enter or update primary providers such as appraiser, title company, hazard insurance, closing agent, and settlement party.
- Execution Detail - Enter execution details such as signature type, judicial district, key dates, document numbers, address, and rider options.

Changed Circumstances Fees - Shows fee differences tied to a Change of Circumstance (COC). Lists current, disclosed, and cure amounts along with the related tolerance reason.

Revisions – Select a Revision Reason (COC) from the list, or choose Other to enter one manually. The reason will appear on the Change of Circumstance (COC) form generated by the system.

Fees Change Log - Logs COC fee changes once a Loan Application Taken date is set in File Overview > Critical Date. Displays the updated amount, previous amount, date, and user who made the change.
Use the Disclosure Section Menu as a quick way to move between sections without scrolling.
