How to Enter Mortgage Insurance (MI)

Learn how to enter Mortgage Insurance (MI) in a loan file. This guide covers entering the MI percentage or annual rate, handling borrower-paid vs. lender-paid premiums, and completing additional MI details when needed.

Ways to Enter MI

  • Loan and Property Menu / Overview Menu > Terms and Mortgage

    • Double-click a field or click the Edit pencil to open edit mode.

    • Enter the MI rate directly into the fields — use the PMI % for single-premium MI, or the Annual MI Rate for monthly MI

  • Proposed Housing Expense > Mortgage Insurance calculator

    • Click the calculator icon to open the MI side panel and enter the details.

  • Details of Transaction >  g. PMI, MIP, Funding Fee 

    • Click the calculator icon to open the MI side panel and enter the details.


Single Premium MI

  1. Enter the PMI percentage. The dollar amount will display next to it.

  2. Set Lender-Paid MI to Yes or No.

  3. If borrower-paid, enter any portion not financed in the loan amount into the Amount Paid in Cash field.

  4. The PMI Financed and Loan Amount with PMI Financed update automatically.

  5. The premium will also display in Details of Transaction >  g. PMI, MIP, Funding Fee.


Monthly MI

  1. Enter the percentage into the Annual MI Rate field.

  2. The system will automatically calculate the monthly MI amount.

  3. The monthly MI will appear in Proposed Housing Expense > Mortgage Insurance.


Additional Mortgage Insurance Details

Note: This KB highlights common fields you may see in this section. Additional fields may appear on screen but are not listed here.

In Loan Additional > Mortgage Insurance Detail, you can record extra MI information such as:

  • Contact (MI vendor)

  • Premium Rate Plan and Premium Source (Borrower, Lender or Other)

  • Premium Refundable / Non-Refundable

  • Coverage, Term Months, Renewal, and Termination details

  • LTV Cut Off, Cut-Off %, and Cushion Months

  • Certificate Identifier 

  • Initial Premium at Closing and Renewal Calculation

  • Duration and In Escrow (Yes/No)

  • Use Plan Settings / Predefined Plan to auto-fill related fields

Click Save once finished.
